Worn flashing
The metal flashing around the skylight has to be layered with the shingles. Older units, and those installed with caulk instead of a flashing kit, often leak at the corners.
Skylights bring in great light, but they also mean a hole in your roof. When water shows up around one, it usually comes from the flashing around the frame, a failed seal or a cracked lens. Sometimes, especially in winter, it is not a leak at all.
We find out which it is and fix it properly. Call (801) 426-8831.

This is the first question we answer, because the fix is completely different.

Spanish Fork winters are cold and dry outside but warm and humid inside, which is a perfect setup for skylight condensation. Bathroom and kitchen skylights are the most common. If that is your problem, we will tell you and explain ways to reduce it, rather than charge for a roof repair you do not need.

The seal between the glass and the frame breaks down from sun exposure over the years.
Hail, falling branches and age can crack acrylic domes and glass.
Snow piles up on the uphill side of a skylight. As it melts and refreezes, water backs up under the flashing.
Leaves and pine needles collect against the upper edge and hold water.
Skylights on low slope roofs need special flashing. Standard kits on the wrong pitch often leak.
We check inside and outside to rule condensation in or out.
We remove shingles around the frame and install new step flashing or a proper manufacturer flashing kit.
Worn gaskets and seals are replaced where possible.
If the dome or glass is cracked, or the unit is worn out, replacing the skylight with a new one and new flashing often costs less in the long run than repeated repairs.
We let you know if drywall around the opening needs attention.

If the skylight is relatively young and only the flashing failed, reflashing is the right repair. If the unit is older, has a cracked dome, a fogged glass panel or keeps leaking at the frame, replacement is usually the better value. We will walk you through both options.

That is usually frost or condensation that formed overnight melting in the sun. It is a humidity and ventilation issue, not a roof leak.
Some homeowners choose that. It removes the leak point completely. We can explain what it involves if you would like to compare it with repair or replacement.
They can, mostly at the flashing where the tube passes through the roof. We repair those as well.
