Worn screw washers
Every screw on an exposed fastener roof has a rubber washer that seals the hole. Strong sun dries and cracks those washers over time, and water slips past.
Metal roofs are tough and long lasting, which is why you see them on homes, shops, barns, porches and patio covers around Spanish Fork. But tough does not mean leak proof. Most metal roof leaks come from small parts like screws, washers, seams and trim, not the panels themselves.
We find the failed spot and repair it the right way. Call (801) 426-8831.

Exposed fastener panels. These are the ribbed panels held down with screws driven through the face of the metal. They are common on shops, outbuildings, carports, porch roofs and some homes.
Standing seam. Panels are joined with raised seams and hidden clips, with no screws through the surface. They are more common on newer homes and higher end projects.
Each type leaks in different ways, so the repair is different too.

Metal expands in summer heat and shrinks on cold nights. In Spanish Fork, with big swings between day and night temperatures, that movement slowly loosens screws and widens holes.
A screw driven too tight crushes its washer. Too loose and it never sealed. Both leak.
Where panels overlap, wind driven rain and melting snow can be pulled in if the lap is not sealed properly.
On standing seam roofs, seams can separate or lose their sealant, especially where panels meet ridge, wall or valley trim.
Ridge caps, wall flashing, pipe flashing and edge trim are frequent leak points, especially if they were not installed with the right closures and sealant.
Scratched coatings, cut edges and spots where wet debris sits can rust through over time.
Snow sliding off a metal roof can tear off vent pipes and gutters. Ice building up at the edge can push water up under trim.
We swap old screws for new ones with fresh washers, often one size larger if the hole has widened.
We clean and reseal panel overlaps and seams with sealants made for metal.
Bent, loose or poorly sealed trim gets refastened or replaced.
We install proper metal roof pipe boots that flex with the panel ribs.
Small rust areas are cleaned and sealed. Panels that have rusted through are patched or replaced.
If a panel is badly dented, holed or rusted, we replace that section.

For older exposed fastener roofs with many worn screws and surface rust, a roof coating can sometimes extend the life of the roof. It is not the right fix for every roof. We will tell you honestly if it makes sense for yours, or if targeted repairs are the better choice.

Yes. If it is a metal roof on any building in Spanish Fork, we can repair it.
Melting snow and ice dams can push water up under laps and trim that shed rain just fine. Condensation under uninsulated metal roofs can also drip in cold weather and look like a leak.
Metal roofs can be very slippery, especially when wet, dusty or frosty. We use proper safety gear. Homeowners should stay off.
Dents from hail are usually cosmetic, but severe impacts can loosen fasteners or crack seams. We check for that after storms. See storm and hail damage repair.
